How we work
Four steps from idea to permit
A clear process, plain answers and drawings you can picture. Here is what working with us looks like.
- 01
Send what you have
Tell us about your project through the contact form, by email or by phone. Share the address, photos, any sketches or existing drawings, and a survey if you have one.
We will follow up with any questions and a written quote.
- 02
Design together
We draw what is there today, then develop floor plans and 3D views so you can see the result before anything is built.
Two rounds of revisions are included. Larger changes after that are quoted separately, so there are no surprises.
- 03
Permit drawings
Once the design is settled, we prepare the full permit set, check it against the 2024 Ontario Building Code and stamp it with our BCIN.
If your project needs an engineer, we coordinate with the engineers we work with.
- 04
Submit
You receive the stamped set for your application. If you prefer, we submit the application to your municipality on your behalf and keep you updated until your permit is issued.
Good to know
Before you start
Revisions included
Two rounds of revisions come with every design.
Engineering when needed
We work with engineers for structural changes and larger buildings.
Projects anywhere
Drafting for clients anywhere, and permit drawings for projects across Ontario.
What to send for permit drawings
You don't need everything to get started. The more you can share up front, the faster your set comes together.
- Property address and municipality
- A short description of the project
- Site plan or survey, if available
- Existing floor plans or sketches
- Photos of the area to be changed
- Any zoning information from the municipality
- Heating system type
- Your timeline or permit deadline
Inspiration photos, Pinterest boards and hand sketches all help us understand your vision.
